The Bethesda math

Bethesda's housing math is simple and a little lopsided. Most of the streets between downtown and the Beltway were built out in the 1940s and 50s: Cape Cods, ramblers, and split-levels put up for a different era. They sit on some of the best residential ground in the Washington region - quarter-acre lots, mature oaks, and a short drive or a walk to Metro, NIH, and the restaurants on Bethesda Row. The land has appreciated for 70 years. The houses on it mostly haven't kept up.

That gap is why new construction defines this market. When an 1,800-square-foot rambler on a good street lists near seven figures, the lot is most of the price. Renovating a 75-year-old house rarely closes the distance: you spend new-construction money and still keep the old footprint, the old ceiling heights, and someone else's floor plan. Replacing the house is usually the sounder move, and Montgomery County's permitting process, while slow, is navigable when you've done it before.

Can you build on a lot we buy ourselves?

Yes, and it helps to involve us before you close. We buy and build on Bethesda teardown lots ourselves, so we know what to check: setbacks, trees, grading, utilities, and what the county will allow. Send us the listing before you write the offer.

Do you handle teardown permits and demolition?

Yes. Demolition permits, sediment control, tree protection, and the build permit itself all run through us. Montgomery County’s process is slow but predictable when the paperwork is right the first time, and it is routine work for us.
